May 13, 2022– After enjoying a few years of historically low interest rates that fueled a boom in real estate investments, those working in the residential and commercial sectors are dealing with a new reality, as the highest rates in more than a decade begin to slow sales, impact trades and shave yields.
Postal Realty Trust is the first and only publicly traded REIT focusing solely on the acquisition and management of properties leased to the USPS, according to its website.Ron Koenigsberg of American Investment Properties represented the buyer, as well as the seller, Baldwin Properties LLC, in the sales transaction.
Ron Koenigsberg brokered the sale after a lengthy marketing process, acting for both the seller and the buyer. The sale price was $1.075 million, with a 5.95% cap rate, and a price per s/f of $250. The buyers were Bhavik Shah, Hitendra Shah, and Kiran Shah. The 4,296 s/f property is on a 0.24 acre lot.
The law firm of Sperber, Hoffman, Stein & Scampoli leased 2,406 square feet of office space at 400 Garden City Plaza in Garden City. Ron Koenigsberg of American Investment Properties represented the tenant, while Kraig Silver served as in-house representative for landlord The Treeline Companies in the lease transaction.
