There has been a true revitalization of downtown Patchogue in recent years. The heart of the village of Patchogue is the Four Corners area at the intersection of West Main Street and North Ocean Avenue. The number of new changes and developments has been truly attention grabbing. This dramatic revitalization effort began in 1999 with the reconfiguration of an old vaudeville house as the Patchogue Theater for the Performing Arts, and this revitalization has marched on ever since.
Recently, the revitalization developments have heated up even more. In 2011, ArtSpace, a loft-style affordable rental building for artists featuring a ground-floor gallery, opened its doors. The 45 innovative units of the ArtSpace building are already fully occupied.
There are certainly other exciting residential rental developments in the area as well, for example, the $100 million plus New Village at Patchogue development. This development includes 291-unit residential rental development and has generated a good deal of interest. “It will be a transformative project for the village,” said Mayor Paul V. Pontieri Jr. “It will provide the energy that a downtown like Patchogue needs to keep moving forward.”
In addition to these key rental developments, there has also been a boom in home construction, as hundreds of new homes have been built in Patchogue’s downtown area. Along with these new rental and new home construction developments has come ample commercial interest. Since the changes began in Patchogue, restaurants, sidewalk cafes and a spa have popped up along Main Street. On the entertainment front, a new Brooklyn Bowl-style performance space, with three bowling lanes and room for 1,000 concertgoers, is also in the works. There is also a large, brand new 54,000 square-foot Y.M.C.A. as well.
Patchogue continues to undergo revitalization in a range of ways, for example, JVC Broadcasting has a major presence in Patchogue. JVC Broadcasting, which owns and operates several radio stations across Long Island and Florida, and the Pennysaver Amphitheater in Farmingville, will station their new headquarters in downtown Patchogue Village.
This new $1.2 million project will be located on Waverly Avenue in Patchogue and will revitalize a currently vacant building. “JVC Broadcasting’s purchase of their new headquarters in downtown Patchogue Village is a great step for the Village and its future development,” said Suffolk County Executive Steven Bellone. “Having a thriving local business like JVC Broadcasting establish roots in Patchogue Village will drive business to the area and create new job opportunities for local residents.”
The number and scope of changes that are occurring in Patchogue is impressive. Today, Patchogue’s new and vibrant village center stands as a testament to Suffolk County’s dynamic and prosperous economic environment. There is no doubt that the region has a bright future and will continue to attract many thriving businesses.
